Why sealing matters more than anything else

Concrete is porous. Water, oil, salt, and UV all penetrate the surface and slowly destroy it. A quality sealer is a sacrificial layer that takes the abuse so the concrete underneath stays intact.

We've seen 25-year-old driveways in better shape than 8-year-old ones — the difference is almost always whether they were resealed every few years.

Penetrating vs. film-forming sealers

Penetrating sealers (silanes, siloxanes) soak into the concrete and protect from inside. Invisible finish, breathable, lasts longer on driveways.

Film-forming sealers (acrylics, urethanes) create a coating on top. They give that 'wet look' on stamped concrete and protect color, but need to be refreshed more often.

  • Driveways — penetrating sealer, lasts 4–7 years
  • Stamped patios & pool decks — film-forming acrylic, refreshed every 2–4 years
  • Garage floors — high-build polyurethane or epoxy
  • Decorative interiors — water-based satin or matte sealer

Finish options

Matte for natural look. Satin for subtle enhancement. Gloss / wet-look for stamped concrete and decorative work. We'll show you sample boards and walk you through the trade-offs during your assessment.

Spray a small area with water. If it beads up, your sealer is still working. If it soaks in, you're overdue.
